1. What this service is

EstateMarketNG is an online property marketplace for Nigeria. We publish property listings submitted by listers (agents, developers and private owners) and make them searchable by buyers and renters.

We are a listings platform. We are not an estate agent, a broker, a valuer, a legal adviser, or a party to any transaction between a lister and a buyer. We do not own, inspect, sell, or let any of the property advertised here.

2. We never hold your money

We do not hold, transfer, or escrow money between buyers and listers. There is no wallet, no escrow account, and no payment rail between the two sides of a transaction on this platform.

The only money we collect is paid by listers to us, for our own services: listing fees and verification fees. These are processed by our payment provider. Any payment you make for a property itself is made directly between you and the other party, entirely outside this platform and entirely at your own risk.

If anyone asks you to send money for a property "through EstateMarketNG", "into the EstateMarketNG escrow", or to an account they say belongs to us, it is a fraud attempt. Do not pay, and report it to hello@estatemarket.ng.

3. What verification tiers mean — and do not mean

Every listing carries one of four credibility tiers. A tier describes what has been checked and by whom. It is a starting point for your own due diligence, never a substitute for it, and never a guarantee.

Specifically: an identity check confirms who a lister is, not that they own or may lawfully sell the property. A document review is a manual spot-check of what the lister uploaded — it is not independent title verification and does not establish that the title is genuine, current, or free of dispute. Even the highest tier is a check carried out by a contracted third party and is not a legal warranty of title.

Before committing money to any property in Nigeria, instruct your own lawyer, conduct your own searches at the relevant land registry, and verify ownership and community position independently.

4. Listings are the lister’s content, not ours

Listers are solely responsible for the accuracy, legality, and completeness of what they publish — including prices, descriptions, photographs, ownership claims, and title and survey documents.

We do not independently verify most of what appears in a listing, and we do not warrant that any listing is accurate, current, available, or lawfully offered. Listings may be out of date or withdrawn without notice.

By submitting a listing you confirm that you are entitled to offer the property, that the details are true, that you hold the rights to any images you upload, and that you will withdraw the listing promptly once the property is no longer available.

5. Your account

You must give accurate registration details and keep your login credentials secure. You are responsible for activity carried out under your account. Tell us immediately if you believe your account has been accessed by someone else.

Staff accounts require two-factor authentication. We may require it of any account that handles sensitive data.

One person or business, one account. Do not create accounts to impersonate another person or business.

6. Fees

Publishing a listing may require a listing fee. Where a free allowance applies to your account, the platform will tell you how much of it you have used before you are asked to pay anything.

Verification services are charged separately and are priced before you commit. Fees are quoted in Nigerian Naira and are inclusive of any applicable tax unless stated otherwise.

A fee pays for the service being carried out — a check being performed, a listing being published. It does not buy a particular outcome. A verification fee is not refundable merely because the check did not produce the tier you hoped for.

7. What you may not do

Do not post a listing for a property you have no right to offer. Do not post the same property repeatedly to gain prominence. Do not post false ownership or title claims, misleading prices, or images of a property other than the one advertised.

Do not use this platform to harass anyone, to collect personal data about other users, to scrape listings in bulk, or to attempt to gain access to any part of the system you are not authorised to reach.

We may suspend or remove any listing, and suspend or close any account, where we reasonably believe these terms have been breached — including on a report from another user.

8. Reports and moderation

Anyone may report a concern about a listing, including anonymously and without an account. Reports are reviewed by our moderation team.

A report is not a finding. We publish the number of reported issues on a listing as a signal for buyers, and we investigate them, but we cannot adjudicate ownership disputes and we do not act as a court between parties.

Do not use the report function to make claims you know to be false about a competitor.

9. Limits on our liability

The service is provided on an "as is" basis. We do not warrant that it will be uninterrupted or error-free, or that any listing or tier is accurate.

We are not liable for loss arising from a transaction between you and another user, from your reliance on a listing or a tier, or from a dispute over property ownership, title, or possession. Nothing in these terms limits liability that cannot lawfully be limited, including liability for fraud.

10. Changes and governing law

We may update these terms. Where a change materially affects your rights we will bring it to your attention rather than relying on a silent update.

These terms are governed by the laws of the Federal Republic of Nigeria.
